For over 35 years, the attorneys at Mallon Lonnquist Morris & Watrous have represented lenders, borrowers and guarantors throughout Colorado in all types of loans. The lenders have included national and state banks, credit unions, savings and loan associations, investment banks, private lenders, mortgage companies, commercial lending arms of large companies, and others. The borrowers have included individuals, businesses and entities such as corporations, partnerships, and LLC's. We have represented the borrower and lenders both on commercial as well as home and personal loans, from underwriting and loan documents, to loan approval and closing. We also represent lenders and borrowers when disputes arise.
The secured commercial loans we handle include a wide range of collateral, including real estate, ground leases, contract rights, bank and brokerage accounts, stock and business interests, certificates of deposit, contract rights, accounts receivables, inventory, equipment, third party debt, leasehold estates, franchises, stock and business interests. The loans include short- term and long-term, fixed and variable interest rates, fully amortized and balloon loans, lines of credit, construction and improvement loans, domestic and international letters of credit and lease financing. We also handle work-outs, stand-still agreements, foreclosure and loan enforcement for lenders and borrower defense.
For our homeowners or individual borrowers, we handle first and second priority home mortgages, including home improvement loans, home equity lines of credit, owner-carry financing, refinancing, construction and permanent loans, together with loan modifications. We also assist clients with consumer credit such as car loans and unsecured loans.
We assist our lender and borrower clients beginning with the loan application, through underwriting, loan approval, letters of intent, and commitment letters, to loan closing, filing and recordation, escrows, and delayed funding. We also handle post closing adjustments and satisfaction of closing conditions.
We represent both lenders and borrowers in foreclosures and enforcement, as well as claims on promissory notes, collection of deficiencies, loan work-outs, stand-still agreements, and will go to court when necessary. We also represent lenders and borrower in deeds in lieu of foreclosure and short sales.
We represent buyers and sellers of loans, as well as primary lenders who wish to participate in a loan with other lenders. We work with loan holders to construct and sell tranches of loans, differing in interest rates or recovery or rights preferences. We help sellers, buyers or participants when disputes arise regarding warranties, loan servicing or loan management.
